Offer & Terms
This offer hereby constitutes my offer to the owner of the above-described premises, through owner's agent Greater Triangle Realty ("GTR"), to lease the premises for the term and upon the conditions set forth in this offer. In addition to the non-refundable offer fee of $120, I hereby tender $2,550 as earnest money to be refunded to me if this offer is not accepted by the owner.
I acknowledge and agree that the earnest money is freely given to the owner and/or GTR in consideration of the owner's act of removing the premises from the real estate market. I agree that if I fail to execute a lease agreement AND pay the required security deposit within 12 hours after acceptance, the owner will retain the full earnest money as liquidated damages.
I hereby authorize GTR, any credit bureau, or investigative agency employed by GTR to investigate the references listed or statements obtained from me or any other person pertaining to my credit, financial responsibility, and qualifications as a lessee.
Standard GTR Lease Terms:
Lawn maintenance is the responsibility of the tenant unless otherwise specified.
Tenant will allow showings with notification, no later than 60 days prior to end of occupancy.
Rentals beginning other than the first day of the month may be prorated on a daily basis.
All utilities are the responsibility of the tenant unless otherwise specified. Utility service must commence no later than the lease start date.
Pets may be permitted on a conditional basis with the owner's approval. A non-refundable pet fee and/or additional deposit may be required.
All rental moneys must be paid on or before the lease start date. Personal checks must be received 10 days prior to move-in; otherwise payment must be by money order or certified check.
The tenant is liable for the full rental term. If the tenant breaches the contract, the tenant is liable for unpaid rents, future lost rental moneys, costs to re-let, and costs to clean/repair the property.
Tenants must maintain renter's insurance. The owner may require proof of insurance.
The tenant is not permitted to assign the lease or sublet the property in whole or in part.
GTR is the agent of the Landlord. Verbal negotiations are binding and enforceable.
